What is Transfer Duty (Stamp Duty)?

When purchasing a home, land or investment property the most expensive fee will be your Transfer Duty or Stamp Duty. Transfer Duty is a property transaction tax, charged by the state government on the sale of a property and covers the cost of transferring the ownership and changing the title of the property. You are legally required to pay  Transfer Duty within 30 days of settlement of the property.

How much is Transfer Duty?

The amount of Transfer Duty your property will attract varies by state and will depend on the type of property, the value of the property and if it’s your primary residence. Individuals meeting certain criteria may qualify for a Transfer Duty exemption or concession.

The government will also change a mortgage registration fee and a transfer registration fee. We have outlined these fees below for each state, however we advise that you visit your state revenue office website for current information or talk to your ACA Mortgage Broker.

Queensland

In Queensland Transfer Duty  (Stamp Duty) concessions are available if:

  1. You purchase a home and it’s your principal place of residence.
  2. You are buying your first home and the property value is less than $550,000.
  3. You are purchasing vacant land under $400,000 to build your first home.

In News South Wales Transfer Duty (Stamp Duty) exemptions are available for First Home Buyers if:

  1. You are buying a new home or existing homes with a value less than $650,000
  2. You are buying vacant land valued up to $350,000

Concessions

In News South Wales Transfer Duty (Stamp Duty) concessions are available if:

  1. You are buying a new and existing homes with a value between $650,000 – $800,000
  2. You are buying land value between $350,000 – $450,000

Concessions

In Australian Capital Territory Transfer Duty (Stamp Duty) concessions are available for new properties for transactions from 6 June 2018. ( The Home Buyer Concession Scheme will change from 1 July 2019).

  1. You purchase a new home and it’s your principal place of residence.
  2. You are buying your first home and the property value is less than $607,000.
  3. You must satisfy the total gross income test.
  4. You are purchasing vacant land under $329,500 to build your first home.

  1. You purchase a home valued between $600,001 – $750,000 as your principal place of residence.
  2. You are and eligible Pensioner and purchase a home valued between $330,001 and  $750,000.

  1. A 50 per cent (50%) discount on property transfer duty for first home buyers of established homes, which have a dutiable value of $400,000 or less.
  2. purchase an established home in Tasmania between 7 February 2018 and 6 February 2019 that does not exceed $400,000

Concessions

In Northern Territory duty concessions are available if:

  1. You purchase a new home, or land to build a new home as your principal place of residence you  are entitled to a Rebate on your Stamp Duty.
  2. You purchase an established home valued at $650,000 or less the First Home Owner Discount provides up to $23,928.60 off your stamp duty.  This equates to a full stamp duty concession on the initial $500,000.
